1. What does ROI do?

ROI Land Investments participates in the early stages of real estate development. The Company acquires raw land free of zoning restrictions located in geographies positioned to benefit from unique economic catalysts. ROI also manages the permitting process, oversees the construction of infrastructure and works closely with established developers to bring the projects to completion. The Company has projects underway throughout North America and the UAE.


2. What is ROI’s competitive advantage?

ROI fills an underserved niche in the real estate development lifecycle.
Prior to the financial crises of 2007 – 08, levels of bank lending were high and developers had plenty of access to capital to fund their projects. However, since the crisis, lending has dried up considerably and developers routinely struggle to access funding. ROI creates a turnkey situation for real estate developers to easily acquire ready-to-build land and commence the construction process.


3. What is land development?

Land development encompasses all the work that goes into preparing land for development – before construction starts. A great deal of work goes on behind the scenes before a shovel touches dirt or a hammer hits a nail. ROI specializes in identifying usable land and completing the arduous permitting and infrastructure development process. The expertise and financial wherewithal that ROI bring to the table are paramount to the overall real estate lifecycle.


4. What does ROI look for when evaluating land acquisition targets?

When identifying target acquisitions, ROI management looks for regions that are on the cusp of experiencing high growth as a result of an impending economic catalyst, like the following examples.

ROI has acquired land for development in the town of Evans, Colorado. This project includes 1,168 shares of water, which will service more than 1,200 homes. Water shares are extremely valuable, as only properties with water can be developed. In addition, the economy in Northeastern Colorado continues to experience strong job growth and low property taxes, fueling a shortage of quality, affordable housing. There are many amenities located nearby the project including a school adjacent to this property.

ROI also has also invested into a project in Dubai, UAE, to purchase three prime plots of land in Sobha Hartland, a $4 billion mixed-use project located in the heart of Dubai. Population growth in the region is one of the fastest in the world. In addition, the project benefits from being just three kilometers from the world’s tallest building, Burj Khalifa, and the largest shopping mall, The Dubai Mall.
