We seek sites in top growing regions where the price of land reflects the project’s potential profits. The price of the land should be well within market norms and allow for maximum profitability. Land is purchased for immediate development with a projected profitable exit timeframe of between 2 and 6 years.

ROI Acquisition Criteria

  • Location
    • Seeking sites within North America’s most growing regions and selected markets.
    • Determined by growth in local demographics.
    • Economic outlook, and the cities’ departments of zoning and planning.
  • Value
    • The price of the land should be well within market norms and should provide downside value protection over time.
    • Price should be justified by the project’s potential profits.
  • Size
    • The total development costs of each project should be above $10 million and above 1 million square feet.
  • Time Frame
    • Land purchased for immediate development. ROI will not act as a land bank. The aim is to proceed without delay to develop acquired lands (as opposed to hold for future increase in value).
    • Exit timeframe for projects will be between 2 and 6 years depending on the number of development phases.
